At Brock Harcourts our aim is to do everything possible to sell your home for the best possible price in the shortest possible time. This process starts by selecting a method of sale that best suits your needs.
Asking Price
A fixed price, price range or price by negotiation is generally displayed in the marketing of the property. Offers can be subject to conditions and a 48 hour cooling off period applies.
Auction
The advantages to Auction are numerous. A sale by auction is unconditional and the buyers do not have a cooling off period. You set the terms, conditions and deadline. You are protected by an undisclosed minimum reserve price. You’ll attract only genuinely interested cash buyers with no subject to sale or subject to finance uncertainty.
There are 3 stages to the auctions process; you can accept an offer prior to the auction, the property sells under the hammer and lastly you have the opportunity to negotiate with the highest bidder under auction conditions if the property is passed in under the reserve price. If the highest bidder does not wish to negotiate you still have the opportunity to negotiate with other bidders or conditional buyers.
Best Offer (Expressions of Interest)
Best Offer is virtually a private auction often referred to as Expressions of Interest or Tender. The process works in a similar way to the auction system, except there is no public auction day. Buyers must submit their best and final offer on or before a Closing date. All offers are treated confidentially, which buyers appreciate, but they must make their best offer or they risk losing the property to another buyer. Best Offer also removes the risk of under or overpricing and provides three opportunities to sell; before the Closing Date if an exceptional offer is received, at Closing Date, or after Closing Date if further negotiation is required. As this is a private method, it also accommodates any significant variation in each buyers offer level, which is to the advantage of the Vendor.
It is important to note that a sale by Best Offer is not automatically unconditional even though we recommend to buyers that they make their offer unconditional without Cooling-Off Rights.
